Why Is Doorify MLS Increasing Subscriber Fees?
The adjustment is necessary to maintain and enhance the collection of technologies and services that Doorify MLS Subscribers expect. It has been a long time since the last increase and inflation alone requires an adjustment.
The adjustment is within the range of MLS fees in the area, and maintains the Board’s commitment to providing exceptional value. The amount was carefully calculated and is necessary to match the Board’s financial guidelines. DMLS intends to be the best MLS in the country and we are confident that this move supports that objective.
When will the new fees take effect?
The new fees will be effective October 1, 2024.
What are the new fees?
The new annual Subscriber fees are $65 per month or $195 per quarter.
Are fees for Unlicensed Admins and Home Inspectors going up, too?
No. These fees will remain unchanged.
Why is the increase necessary after so many years?
- Enhanced Services and Technology: DMLS has invested in new services like electronic lockboxes and Forewarn, as well as expanded its market reach and improved data quality and resilience. The company has also introduced MLS Choice, providing subscribers with more options and fostering innovation.
- Inflation: Even without any service additions, the previous fee adjusted for inflation would be significantly higher than the new fee.
What specific improvements has DMLS made that justify the increase?
- Agent Safety: DMLS has added electronic lockboxes and Forewarn to enhance agent and client safety.
- Market Expansion: DMLS now includes Alamance and Cumberland counties, providing broader coverage and reducing costs for brokerages operating in these regions.
- Data Quality, Consistency: DMLS has become the most Certified MLS in the Country with three new Certifications from the Real Estate Standards Organization (reso.org).
- MLS Choice, Resilience: DMLS now offers subscribers the option to choose from top MLS platforms, increasing choice, redundancy; sparking innovation through competition.
- Internal Database: DMLS built a new Certified backup system for disaster recovery.
- Billing System: Our new automated billing system improves efficiency.
- Other Additional Services: RentalBeast, WellcomeMat, and Domus Analytics were recent additions.
How is DMLS different today compared to three years ago?
In 2021, DMLS decided to operate more like a business and hired a new Director. Since then, it has quickly evolved into an innovative and agile organization. The changes were recognized by Inman News this year when they included DMLS on a short list of MLS Reinvented honorees. In brief, before 2021 DMLS valued consistency over innovation, that is the biggest change.
I don’t need all of the services that DMLS subscriber fees include. Can I only pay for what I use?
We agree that it would be better to allow more choice. We are working with our suppliers to support more optional pricing as the question suggests. Watch for news about services and features you can add or remove on the DMLS Dashboard.
What about fees for second or third front ends? How will those be impacted?
Subscription fees for Front End of Choice options are not changing. It is still only $25/mo to add one of the other MLS options to your Subscription.
