What is Listing Syndication? Follow
Listing Syndication refers to the process a Participant takes to advertise their own listings on non-MLS websites. It is a method of advertising by which listing information from the MLS is disseminated to third-party websites, real estate portals, mobile apps, or print publications to reach consumers searching for properties to buy.
Because Syndication is based on Participants managing their own listings, the syndication choices of one Participant do not impact the choices of any other Participant. The Broker in Charge chooses which syndication channels to send their listings to, meaning listings will only be sent to syndication websites if the BIC has opted in to a particular channel.
Important Notes on Listing Distribution via Syndication
- Coming Soon listings will be distributed through syndication channels.
- DMEL (Delayed Marketing Exempt Listings) will be delayed distribution.
How is Syndication Different from IDX?
A common misconception is that IDX and Listing Syndication are the same thing. While both involve distributing and displaying listings online, the key difference is this — IDX allows Participants to advertise each other's listings, while Syndication is strictly limited to a Participant advertising their own listings.
