Internet Data Exchange (IDX) is an umbrella term used to cover policies, standards, and software pertaining to the display of real estate listing information on websites. IDX can also be thought of as the set of rules, licenses, and technologies that allow Participants and Subscribers to access MLS listings, integrate them on their websites, and display them publicly. In essence, IDX gives Participants the ability to authorize limited electronic display of their listings by other Participants.
IDX can also be referred to as "Broker Reciprocity". Broker Reciprocity is a concept within IDX that provides collective permission to display MLS listings. Under IDX, Participants exchange consent to display each other’s listings on Participants’ websites or applications for mobile devices that Participants control. Any Participant that opts-in to IDX grants the right for other Participants to display their listings and, in turn, receives the right from other Participants to display their listings.
Although IDX includes policies and standards, the term is commonly used to refer to the Data Feed of listings provided by an MLS System. This means that IDX enables Participants and Subscribers to integrate real estate listings from the MLS database into their own websites. Participation in IDX allows Participants and Subscribers to display MLS listings on agent websites which provide consumers a way to search for active MLS listings.
