Guidelines: Entering Comp Listings Follow
Properties sold outside of Doorify MLS may still be entered into the MLS for comparative purposes when at least one party involved in the transaction is represented by a Doorify MLS Participant or Subscriber.
These guidelines apply to:
- New Construction / Spec & Inventory Homes
- Listings Initially Withheld from the MLS
- Transactions where the Listing Broker is not a Doorify MLS Participant
- For Sale By Owner (FSBO) transactions
New Construction | Custom/Spec Homes
This applies when a model home is used as a representative listing for multiple inventory homes, whether completed or to-be-built.
Requirements
- Listings must be entered within two business days of the Closing/Recording Date.
- The List Date, Contract Date, and Closing Date should initially be entered using the recorded date.
- The Expiration date will be one day after the current date.
- After entry, if any revisions are needed for the Pending Contract date, please email Data Integrity to request an update.
- Listing information must comply with all Doorify MLS residential listing rules and Public Remarks must include: “For Comparative Purposes Only”
Important Note
If a buyer purchases a lot with a separate agreement to build with a builder:
- Only the lot sale may be entered into the MLS.
- The construction/build contract itself is not considered a real estate transaction for MLS purposes and should not be entered.
Listings Initially Withheld from the MLS
Listings that were originally withheld from the MLS may be entered after the transaction has closed and recorded.
Requirements
- Listing must be entered within two business days of the Recording Date.
- The List Date, Contract Date, and Closing Date should initially be entered using the recorded date.
- The Expiration date will be one day after the current date.
- After entry, if any revisions are needed to the entry dates, please email Data Integrity to request an update.
- Listing information must comply with all Doorify MLS residential listing rules and Public Remarks must include: “For Comparative Purposes Only”
Listing Broker Not a Doorify MLS Participant | FSBO Transactions
If a Doorify MLS Participant or Subscriber represents the buyer in a transaction where:
- the seller is not represented by a Doorify MLS Participant,
- or the property was sold FSBO
the sale may still be entered into the MLS for comparable purposes.
Requirements
- The listing may only be entered after the transaction has closed and recorded.
- Listings must be entered within two business days of the Recording Date.
- The List Date, Contract Date, and Closing Date should initially be entered using the recorded date. The Expiration date will be one day after the current date.
- After entry, if any revisions are needed to the entry dates, please email Data Integrity to request an update.
- Listing information must comply with all Doorify MLS residential listing rules and Public Remarks must include: “For Comparative Purposes Only”
- After entry please email the Data Integrity Department to request that the Listing Agent be updated to “Non-Member", as the Listing Broker was not a Doorify MLS Participant, or the seller was unrepresented, such as FSBO.
