1. Why does my subscription say “Valid until” when I have already selected my Front End of Choice?
Within your TMLS Member Account, please note that the date displayed with your selected Front End of Choice is based on the TMLS fees cycle and will not cause an expiration of this selection. This date will continuously update as we progress through the TMLS fees quarters and coincide with the end of each quarter.
2. Does the MLS accept Equitable Interest Listings and Assignable Contracts?
To enter a listing in the MLS, there must be an exchange of property. To enter an Equitable Interest Listing, the listing must meet these standards:
- The buyer must have a financial interest in the property.
- The original listing must close prior to the new listing closing or being marked for rent/sell. This prevents the new owners from selling or renting the property prior to them owning the property.
- No showings can take place until the property closes under the original listing. This is because they do not own the property and do not have the right to grant access to it prior to closing. The new listing must be marked as Coming Soon or No Showings until the other closes.
- AS Special Conditions Fields also needs to be completed with Owner not one of record.
Please note that Triangle MLS does not accept Assignable Contracts, as there is no exchange of property.
