1. Can I email documents to my clients through the Flexmls client portal?
You cannot email documents through the client portal; however, if you have the documents turned on for viewing, your client will see the documents on the listing when viewing them through their portal. You can ensure this is turned on with the following steps:
- Client on the Menu -> Portal Preferences -> Listing Content Options
- Be sure the Documents option is green. If not, slide the bar to the right then click Save.
2. Is it ok for a Buyer’s Agent to schedule an appointment for someone else to show the property?
As per our guidelines, only the agent who scheduled the appointment should be showing the property to avoid any unauthorized disclosures of the lockbox code. Unauthorized lockbox code disclosure is a Category IV violation, which incurs a minimum fine of $1500 as outlined in the Data Integrity Guidelines.
3. What listing classification should I use for my listing?
Our listing classifications are defined below. Please make your selection from this list:
- Residential: This class is used to represent dwellings that are for sale. Examples include Single-Family Residential, Condominium, Townhome, etc.
- Residential Income (Multifamily): This class is used to represent multifamily dwellings that are for sale. Examples include Duplex, Triplex, and Fourplex. Legally, this property type represents 2- to 4-unit properties, but some MLSs allow more than 4 units.
- Commercial Lease: This class represents commercial and industrial properties that are for lease.
- Commercial Sale: This class represents commercial and industrial properties that are for sale.
- Land: This class represents vacant land that does not have an attached heated dwelling on the property.
