1. May potential home buyers join a Licensed Home Inspector during inspections?
According to the Licensed Home Inspector Subscriber Agreement, the Licensed Home Inspector subscription is personal to the licensed inspector. He or she may not use any lockbox key or access information to provide access to any potential buyers. Potential buyers are only permitted on the premises with a licensed TMLS subscriber present.
2. Are Licensed Home Inspectors permitted to schedule an inspection via an admin or schedule for each other?
Licensed Home Inspector Subscribers may not share their system login ID/passwords. This includes, electronic lockbox codes/keys, or any access information with other licensed home inspector subscribers, other licensed home inspectors, non-licensed staff or contractors (whether those individuals are in the same firm as the licensed home inspector or not), or any other person under any circumstances. This requires all Licensed Home Inspectors to schedule their own appointments and not disclose the property access codes/keys to anyone else. Unauthorized lockbox code disclosure is a Category IV violation, which incurs a minimum fine of $1500 as outlined in the Data Integrity Guidelines.
