1. How do I email/share docs with Flexmls?
Did you know that as a Flexmls user, you do not have to download the docs individually and email them separately like you do with Paragon and Matrix? When emailing the listing to your client, you can also check a box to include all the documents. Once Paragon and Matrix are on the API, they will have similar functionality.
2. What is Public Marketing and how does it relate to my Listing Contract Date?
As defined in our Rules and Regulations, Public Marketing includes, but is not limited to: flyers, yard signs, social media, “word of mouth,” brokerage website displays (including IDX and VOW), email blasts, multi-brokerage listing sharing networks, applications available to the general public, and it also includes MLS submission.
- Your Listing Contract Date aligns with the start of PUBLIC Marketing, not the execution of the listing agreement. This public marketing date should be specified in Section 10a of your listing agreement, which is under the Marketing header.
- This date should not be set in the future.
- If you kick off your marketing when you input the listing into the MLS, then your Listing Contract Date will match that MLS entry date.
- If your marketing activities commenced a day before the MLS entry, then your Listing Contract Date should reflect that earlier date.
Remember, the Listing Contract Date signifies the beginning of PUBLIC marketing as outlined in Section 10a of the listing agreement. Should you decide to promote your listing PRIOR to the date specified in Section 10a, please input the Listing Contract Date as the day you initiated marketing efforts.
3. How do I report a Longleaf Pine listing for violations?
Triangle MLS and Longleaf Pines are two distinct MLS entities with their own set of rules and guidelines. What might be considered a violation in TMLS may not necessarily be a violation in Longleaf Pine. It's important to note that we have a data share agreement with Longleaf Pine, allowing us to exchange views of all listing data.

4. Am I allowed to use neighborhood photos from another agent’s listing?
When using photos from another agent's listing, it's required to have their written permission before uploading them to a new listing. If you don't have permission to use certain images, please remove and replace them with photos taken specifically for your listing.
Please be mindful of copyright laws to avoid any potential issues. Remember that not following these guidelines also goes against the Code of Ethics. Additionally, please remember that the listing agent has ownership of their photos, and they may choose to take legal steps if needed.
