Photos and Virtual Tours/Videos Guidelines
Photographs and Virtual Tours posted in Doorify MLS system must adhere to a few rules in order to maintain a fair market. The following rules apply to still/moving images, videos, and virtual tours.
This document addresses the following media listing guidelines for:
- Photos
- Virtual Tours/Videos
- Copyrights
Photos, floor plans, renderings, etc. uploaded to a listing’s photo gallery in the Doorify MLS system must comply with the following rules:
- Media uploaded to the Doorify MLS system must not include contact information, marketing/promotional messages, visible people, or advertisements.
- Photos must be of the subject property and/or immediate surrounding area.
- No branded QR Codes.
- Media submitted to the MLS should not include or represent what a responsible person would deem offensive behavior.
- The Service reserves the right to reject or remove any non-compliant media as per our DMLS Rules and Regulations. Section 1.2.e
Photo Enhancements
We do not currently require disclosure of Digitally Enhanced or Virtually Staged photos. However, we do require that photo enhancements or staging must not misrepresent the true state of the property. For example, alterations such as changing wall colors, removing fixtures like fire hydrants, changing flooring, or enhancing landscaping beyond its current condition are not permitted.
Photo Count
Please note that the minimum number of photos requirement applies to all listing statuses, including listings that have Closed, been Withdrawn, Canceled, or Expired. The Doorify MLS system allows for up to 100 photos to be uploaded to each listing.
Minimum number of required photos for each listing class:
- Residential Resale: 3
- Residential New Construction: 1
- Rental: 1
- Commercial Improved: 3
- Commercial Unimproved: 0
- Land: 0
Virtual Tours are often used on listings. Whether you are creating these videos yourself or using a service provider, these rules must be followed:
- No contact information, promotional messages, or advertisements of any kind may appear in the video or on the hosting site.
- There can be no live links leading the viewer away from the Virtual Tour, this includes branded QR Codes.
- DMLS media should not include the visibility of any person(s) representing the firm, people living in the home, or groups of people participating in neighboring activities, which could inadvertently infer a preference of representation of the property or neighborhood.
Hosting Sites
Please note that Doorify MLS does not accept YouTube and Facebook virtual tours/videos due to the many live marketing links associated on the landing pages.
Doorify MLS does offer free video hosting through the WellcomeMat platform, which has the ability to produce unbranded videos that meet Virtual Tour requirements. WelcomeMat can be accessed through your listing under Scheduled Marketing Activities.
- If you are not the owner of the photos or Virtual Tours/Videos uploaded to your listing, make sure you have obtained proper written permissions to use the material prior to uploading or linking to it.
- Another point to keep in mind when creating videos. Including copyrighted material like movies or music without permission can lead to copyright infringement issues. It's important to either use content that you have the rights to or ensure you have the proper licenses or permissions for any copyrighted material you include. This way, you can avoid potential legal problems and ensure your videos comply with copyright laws.
