Can I Cross List My Listing? Follow
In the majority of cases, properties may only be entered into one listing class at a time. This is to avoid duplicate listings that will skew statistics and impact comps. Please refer to the chart below for scenarios when cross-posting listings are permitted.
Please Note: If a listing is posted in multiple classes, the MLS number for the other listing must be referenced in the Public Remarks.
*If zoned for multiple uses.
**Listings entered as both Residential and Land must be of different values.
For example:
Approximate Acres and List Price should be of different values on each listing. If a parcel has a heated home on it, the home and at least a portion of the acreage must be listed as Residential; the remaining acreage may be listed as land. In these situations, if the entire parcel must be sold as one transaction, cross reference the other listing in the Public Remarks.
Property Class Definitions
RESIDENTIAL (RE): Consists of single-family, townhome, manufactured, and condominium listings. Dwellings are or can be heated (HVAC is in place).
RESIDENTIAL INCOME (MULTI-FAMILY): Dwellings that support multiple families living in the same building that are not apartments. Examples include: Duplex, Triplex, and Quadplex properties.
LAND (LN): Vacant land that does not have a heated dwelling on the property.
COMMERCIAL IMPROVED (CI): Properties that are zoned commercial that have improvements on the land.
COMMERCIAL UNIMPROVED (CU): Properties that are zoned commercial that are vacant land.
RESIDENTIAL LEASE: Consists of single-family, townhome, manufactured, and condominium listings that are available for rent/lease.
