Listing Events and Alerts Follow
Doorify's Listing Health Report is an evolving tool designed to help guide you through the life of your listings. Track important events and metrics like days on market, expiration date, and hit counts from various sources.
Please pardon our dust as this report is still actively being developed - we appreciate your patience and feedback that helps to make reports like this more valuable.
The report starts with some simple high level metrics regarding your active and pending listings.
The report then lists all active and pending properties in a table with multiple tabs of data, including Key Events and Engagement. Again please pardon our dust as we continue to refine this data.
The Key Events tab shown above currently just lists list price, then Expiration Date and DOM. We look forward to adding more data points to this table.
Next up we have the Engagement tab. This tab relies on metrics from various platforms to aggregate data on the engagement related metrics for your listing. This includes data from the Zillow group (Zillow.com, Trulia.com, Apartments.com) as well as metrics from our own MLS environment. This combination of data, from consumer facing Zillow group content and extending to MLS data, help to contextualize the performance of your listing to help give you insights into its exposure and impact.
The Zillow data includes raw view counts (meaning the listing detail page was viewed via a click on a listing impression in search results), as well as the 'view through %,' which is the result of comparing the total times a listing is served in search results as an impression vs the times it is clicked on to see the details page.
Please note that our contractual terms limit our ability to store Zillow Group data to a 90 day timeframe. This means that for the first 90 days of a listings life cycle we store that Zillow data, at which point we begin to discard those metrics each day, resulting in a 'rolling 90 day data set.'
At the moment the MLS related platform data is restricted to showing client (consumer facing) and agent hits (subscriber facing) from the Paragon MLS which we pull daily. Since this platform hosts the bulk of the Doorify subscriber base, this is a statistically significant sample.
In many ways, it is how this data trends day to day through the life of the listing that matters more than the raw values. That said we look forward to layering in more data sets as we are able.
We will then use a machine learning algorithm to boil these metrics, and other data about the listing down to a single metric we call its 'engagement score.' We will use this score to help highlight how listing events that have occurred, or that you might want to occur, can impact that engagement.
This algorithm incorporates multiple data points and impactful events like seasonality, showings, price changes, photo density, video and virtual tours, DOM/CDOM and more to give you a consistent idea of the 'health' of any particular listing. We then allow you to visualize this vs your other listings as well as the active listing population as a whole. Think of it like an organic, ongoing CMA for your active listings!
