How do I change my listing back to Coming Soon?
Coming Soon is only available as a listing’s initial status. Be sure to double-check the status field says Coming Soon prior to saving your listing. Once a listing is saved to any status other than Coming Soon, there is no way for the status to go back to Coming Soon.
Should you find yourself in a situation where you save a Coming Soon listing as any other status, there are options to manage your listing:
Cancel and re-list the property:
- This involves terminating the current listing agreement and uploading the termination of agency documents.
- Contact the Broker-In-Charge (BIC) to cancel the current listing.
- Once canceled, you can create a new listing agreement for the property, setting the status as "Coming Soon" from the beginning.
Change the listing status to HOLD:
- Instead of "Coming Soon," you can change the status to "HOLD."
- A property with a "HOLD" status is searchable in the MLS but does not syndicate to external sites.
- Days on Market (DOM) do not accumulate for listings in "HOLD" status.
- This option allows you to maintain the listing without resetting the listing process entirely.
- No additional documentation is required.
Block Showings:
- You may opt to leave your listing as Active and block showings for up to (no longer than) 48 hours.
- Update your listing's showing instructions to indicate that showings are temporarily blocked for up to 48 hours.
- Once the 48-hour period is over, ensure that you remove the block on showings.
- If your blocked showings exceed 48 hours, you will need to place the listing in the Hold status, which has no time limitations.
