New Construction Listing Updates - Effective March 10, 2026 Follow
Doorify MLS is implementing several field updates and new business rules to improve data consistency, reporting accuracy, and transparency across MLS systems and third-party platforms for New Construction Listings.
If you frequently list or search for new construction properties, please review the following important MLS updates taking effect March 10th.
These changes include new required fields and updated closing rules.
Detailed Updates
Builder’s Name → Required Dropdown Selection
Builder’s Name will convert from free-text entry to a standardized dropdown list.
Why this change is being made:
- Eliminates inconsistent spelling and duplicate builder entries
- Improves builder-specific reporting and market share analysis
- Ensures consistent data distribution to portals and vendors
Doorify MLS will provide a normalized builder list and map current listings where applicable.
Model Name → Required When New Construction = Yes
Why: Model-level data improves search filtering, comparative analysis, and appraisal support. It also helps identify specific floor plans in subdivisions with multiple offerings.
New Field: Certificate of Occupancy (CO) Issuance Date
Required when status changes to Closed.
Why:
- Confirms legal occupancy approval
- Supports accurate days-on-market and reporting metrics
- Aligns with how new construction completion is tracked in market statistics
Listings cannot move to Closed without this field completed.
New Enumeration: “To Be Built” (Property Condition)
Clarifies when construction has not yet begun.
Why: Provides clearer status distinction for buyers and cooperating agents and improves filtering accuracy in searches.
New Enumeration: “Construction to Perm”
Added to:
- Sales Options
- Special Circumstances
Why: Improves transparency around financing structure and ensures accurate data distribution to vendors.
After the update has occurred on March 10th, we recommend you do the following:
✔ Review your active New Construction listings
✔ Confirm builder names align with the official list
✔ Prepare internal processes to capture CO Issuance Dates at closing
