What Is an Office Exclusive Listing? 

An Office Exclusive listing is a property where the seller has instructed that marketing be limited  to within the listing broker's office or firm only. These listings are not submitted to the MLS for  broader distribution and are intentionally withheld from the general MLS participant pool. 

In the MLS system, these listings are identified by the field: 

OfficeExclusive = Yes 

Office Exclusive Listings follow strict distribution rules  and appear only in PDAP Data Feeds .

• Office Exclusive listings are only included in the PDAP data feed of the office or firm that holds the listing. 
• Data vendors will only receive Office Exclusive listings that belong to the specific office  or firm associated with their PDAP subscription. 
• Office Exclusive listings from other offices or firms will not appear in your data feed,  regardless of your subscription tier or data access level.

Why This Restriction Exists 

This policy exists to honor the seller's explicit instruction to limit marketing exposure. Distributing Office Exclusive listings beyond the listing firm's own data feed would violate the seller's  consent and MLS rules governing exclusive office listings. 

What Data Vendors Should Do 

If you are a data vendor and believe you are not receiving Office Exclusive listings that should be included in your feed: 

1. Verify that the listings in question belong to the office or firm tied to your PDAP  subscription. 

2. Confirm the listing's OfficeExclusive field value with the listing office. 

3. Contact MLS Support if you believe there is a data feed error after confirming the  above.
