What Status Should I Use? Follow
A listing’s status in the MLS must reflect the current and accurate status of the property. Please see below for definitions of the statuses available in Paragon.
ACTIVE: A listing that is available for sale and showings. An active listing’s status may be changed to Hold, Active Under Contract, Pending, Withdrawn, Canceled, or be allowed to Expire.
Please Note: Showings on Active listings may be blocked in the showing service (ShowingTime) for a maximum of 48 hours. For any showing block longer than 48 hours, a listing must be changed to the No Showings status.
HOLD (formally known as NO SHOWINGS): A property that is not available for showings for a period greater than forty-eight (48) hours. There may not be any showings or open houses when listings are in the Hold status. This status does not accrue Days on Market. (DOM) The form “Coming Soon/Hold” must be completed and uploaded to the listing’s documents. A Hold listing’s status may be changed to Active, Canceled, Withdrawn, or allowed to Expire.
COMING SOON: A property that is not yet available for showings. There may not be any showings or open houses when listings are in the Coming Soon status. The form “Coming Soon/Hold” must be completed and uploaded to the listing’s documents. Coming Soon is only available as the initial listing status and may be used for a maximum of 30 complete calendar days. A Coming Soon listing’s status may be changed to Active, Hold, Active Under Contract, Pending, Withdrawn, Canceled, or allowed to Expire.
ACTIVE UNDER CONTRACT (formally known as CONTINGENT): A listing that is under contract and available for showings and additional offers. Listings in this status may include contingencies. An Active Under Contract listing’s status may be changed to Active, Hold, Pending, Withdrawn, or Canceled.
PENDING: A listing that is under contract and not available for showings and additional offers. Listings in this status may include contingencies. A Pending listing’s status may be changed to Active, Hold, Active Under Contract, Withdrawn, or Canceled
CLOSED: When a transaction has been recorded, the listing will be reported as Closed. Closed listings remain as Closed.
WITHDRAWN: Withdrawn listings are under active agency with the listing Participant. Seller and listing Participant have agreed to permanently suspend all sales and marketing efforts prior to the expiration of the contract term. This change requires written documentation between seller and listing Participant. A Withdrawn listing’s status may be changed to Canceled or allowed to Expire. In order to re-list a Withdrawn property, a new listing agreement must be obtained, the current listing terminated and Canceled, and a new listing entered.
CANCELED: A listing where seller and listing Participant have agreed to cancel (terminate) the listing agreement prior to the expiration of the contract term. This cancellation shall have written documentation signed by the seller and listing Participant that is uploaded to the listing’s documents.
All status changes must be reported in the MLS within two (2) business days of the effective date of the change.
In order to reset a listing’s DOM and CDOM, the property must be off-market (Withdrawn, Canceled, or Expired) for a minimum of 30 complete calendar days. Re-listing prior to 30 days will reset the DOM and not the CDOM, which will pick up from where the prior listing ended.
