What is Limited Distribution?
Limited Distribution (sometimes referred to as Delayed Marketing, DMEL, Delayed Distribution, or Seller-directed Marketing) is an option that allows sellers to delay when their listing is displayed on public IDX websites and third-party portals. This option gives sellers more control over the timing of their listing’s public marketing exposure.
When must I set Limited Distribution?
⚠️ Very important: The listing must be set to Limited Distribution (Yes) when the listing is first added.
- If you don’t enable it at that time, you cannot turn it on later.
- Once a listing begins distribution to IDX and third-party portals, there is no easy way to pull it back.
Do I need a form for Limited Distribution?
Yes! You will need to upload the Limited Distribution form to your listing within one (1) calendar day. You can find the form here.
Which listing statuses support Limited Distribution?
- Active - Limited Distribution can be enabled when a listing is Active.
- Active Under Contract - Listings may continue in Limited Distribution if set at the time of listing input.
- Limited Distribution cannot be applied to other statuses.
What does it mean if I select “Yes” for Limited Distribution?
If Limited Distribution = Yes:
- The listing will not appear on IDX feeds or third-party portals (e.g., Realtor.com).
- The listing will appear in the VOW feed and PDAP feeds.
- The listing will be visible in all MLS-provided systems (Matrix, Paragon, Flex, Zenlist, ShowingTime, etc.).
- The listing will be available to clients through MLS-provided client-facing portals.
- Days on Market (DOM) will accrue as usual.
- Listing history will remain visible and will record changes made to the listing as usual.
How do I set up Limited Distribution for a listing?
- When adding a new listing (or editing an incomplete one), you’ll see a new field called “Enable Limited Distribution.”

This field requires:
- A Yes/No dropdown selection.
- If you select Yes, you’ll also set a marketing start date.

You must make a Yes/No choice before publishing the listing.
- Once published, this choice cannot be changed.
Is there a maximum time a listing can be in Limited Distribution?
No. Limited Distribution can continue indefinitely as long as the listing is in the Active or Active Under Contract Status.
How are Days on Market (DOM) calculated under Limited Distribution?
DOM is calculated as usual. Limited Distribution does not pause or reset DOM.
Will listing history show updates made during the Limited Distribution period?
Yes. All listing history remains visible, including price changes or other updates, even during Limited Distribution.
What happens once the Limited Distribution period ends?
When the period ends, the listing will:
- Automatically enter IDX feeds.
- Be distributed to public websites and third-party portals as usual.
Can I search for listings that are in Limited Distribution?
Yes. The Delayed Marketing (Y/N) field will be:
- Searchable in the MLS
- Displayed on the listing detail report for easy reference
When will Limited Distribution be available?
The launch date for Limited Distribution is September 30th.
