The Core Difference
IDX and Listing Syndication are often considered the same thing, which is a common misconception since both involve distributing and displaying listings online. However, they differ in one key aspect — IDX allows Participants to advertise each other's listings, while Syndication is strictly limited to a Participant advertising their own listings. Doorify MLS
Understanding the difference between these two methods helps you understand how your listings are distributed on the web.
IDX (Internet Data Exchange)
IDX is an umbrella term covering policies, standards, and software pertaining to the display of real estate listing information on websites. It gives Participants the ability to authorize limited electronic display of their listings by other Participants — also referred to as "Broker Reciprocity." Under IDX, Participants exchange consent to display each other's listings on their websites or mobile applications. Any Participant that opts into IDX grants the right for other Participants to display their listings, and in turn receives the right to display other Participants' listings. Doorify MLS
Note on "Coming Soon" listings: "Coming Soon" status listings will appear in IDX but will not be distributed through syndication channels.
Listing Syndication
Listing Syndication refers to the process a Participant takes to advertise their own listings on non-MLS websites. It is a method of advertising by which listing information from the MLS is disseminated to third-party websites, real estate portals, mobile apps, or print publications to reach consumers searching for properties to buy. Because Syndication is based on Participants managing their own listings, the syndication choices of one Participant do not impact the choices of any other Participant. The Broker in Charge chooses which syndication channels to send their listings to, meaning listings will only be sent to syndication websites if the BIC has opted in to a particular channel. Important: DMEL Listings (Delayed Marketing Exempt Listings)
Please note that the new NAR status "DMEL" (Delayed Marketing Exempt Listings) will not be distributed through either IDX or syndication channels. These listings are intentionally withheld from public web distribution per the seller's direction.
